Guildhouse's unique and entrepreneurial approach to PFI projects is demonstrated in the £100m Tunbridge Wells Acute Hospital PFI project for which Guildhouse was the NHS Trust's preferred bidder.
This success was due to the fact that Guildhouse went beyond the requirements of the brief to redevelop one of the two existing hospital sites, by proposing a new site and thus resolve the fundamental problems of the existing sloping sites. The Guildhouse solution therefore had the further benefit of a new build single phased, rather than multi phased, construction. This solution also meant that there would be a considerable subsidy of up to £60m contributing to the project costs.
Following the change of government in 1997, the project was shelved and subsequently the major benefit to the private sector of enhancing land values was removed from the PFI arena. This has effectively channelled the initiative towards contractor organisations and away from property focused businesses, a disadvantage rectified through the more recent LIFT initiative.
